Electric Telescopic Door Maintenance: Five Key Points for Daily Care
Regular maintenance extends electric telescopic door service life and prevents unexpected failures. This article covers the five most important maintenance activities that facility managers should perform on a scheduled basis.
1. Track Cleaning and Inspection
Dirt, sand, leaves, and debris accumulate in the track groove over time and accelerate wheel wear. Clean the track weekly using a stiff brush to loosen debris, then vacuum or wash away the loosened material. Inspect the track for any damage, deformation, or loose mounting bolts. In winter climates, remove ice and snow buildup promptly to prevent operational problems and moisture damage to mechanical components.
2. Chain Lubrication and Tension
Chain drive systems require monthly lubrication with appropriate chain lubricant applied sparingly to each roller joint. Apply lubricant when the chain is warm from recent operation for better pe*****ration. Check chain tension by deflecting the chain midpoint: excessive deflection indicates a loose chain that should be tensioned according to manufacturer specifications. A loose chain wears sprocket teeth prematurely and can jump teeth during operation.
3. Motor and Electrical Inspection
Monthly, inspect motor housing for any signs of moisture intrusion, corrosion, or unusual heat discoloration. Check that all electrical connections are secure and free of corrosion. Verify that the ground connection is properly bonded. During winter months, check motor heater operation if equipped, as cold temperatures increase electrical resistance and motor current draw.
4. Panel and Hinge Inspection
Inspect door panels for any damage from vehicle impacts or severe weather. Check that all panel hinge pins are secure and properly lubricated. Look for any signs of galvanic corrosion where dissimilar metals contact each other. Verify that the anti-climbing devices on top of panels are secure and functional.
5. Safety System Testing
Test the safety reversal function weekly by placing a rigid object in the door closing path and activating a close command. The door must reverse within 2 seconds of contacting the obstacle. Test infrared sensors by passing through the door opening while monitoring: the door should not close while the beam is interrupted. Document all test results and any deficiencies found for corrective action.
